Eighteen Home Buyer Assistance Programs Up to $117,000 for People with Disabilities

Hello and welcome. If you are a person with disability and would like to own your own home but is unable to afford the down payment and or closing, there is help. There are eighteen home buyer assistance programs that include Fannie Mae HomeReady and Freddie Mac Home Possible, that are specifically designed to help people with disabilities purchase a home.

Although people with disabilities can also apply for any of the 2,000-plus home buyer assistance programs, these18 programs are specifically developed for them. Currently, people with disabilities represent all ages, races, ethnicity, genders, sexual orientations, religions and socio-economic backgrounds.

Qualified home buyers with disabilities can use the home buyer assistance program funds toward down payments and or closing costs. These programs can also be combined with other home buyer assistance programs providing the buyers with more financial support.

  • Financial assistance amount range: from $2,000 to $117,000.

  • Availability: The programs are offered regionally in eight states and the District of Columbia. A financial assistance program is offered nationally by the Department of Veterans Affairs (VA).

  • Accessibility modifications: Funding from two programs can be to modify the home to accommodate the needs of individuals with disabilities.

  • Program types: Include 3 affordable first mortgages, 12 second mortgage programs, 2 grant programs and one combined assistance program.

  • Home buyer status: 4 assistance programs are open to repeat buyers while 4 first-time buyer programs offer an exemption for Veterans so they can apply regardless of previous home ownership.

Eligibility requirements include but not limited to, proof of disability, income, and home buyer education course. Not only can these programs help people with disability qualify for a mortgage, the funds can also be use to install handrails, ramps or chair lift or ramps.
