You may be in the process of buying your first home or thinking of doing so. A survey will be a part of the paperwork you will receive at the closing. Here are 10 things to know about this very important document.
Property surveys are performed for a number of reasons.
It identify and confirm already-established land boundaries.
You may need your survey when making certain home renovations, or installing a fence.
Buying a home in Texas require a survey to be performed.
Lenders and title companies will require a copy of a survey before closing on your home.
You may be able to use a previous survey instead of obtaining a brand-new one as long as no changes have been made to the property.
A survey make it clear where your property line begins and end.
The lender will order the survey.
The cost of the survey will be a part of your closing cost.
There are 6 different types of survey.
The one your lender order will most likely be the mortgage survey because it show the property boundaries for the entire property to be mortgaged.
Once you purchase and closed on your new home. Please make sure to keep multiple copies of your survey in a save place. Also, if for any reason you needs to order a new property survey, make sure you are very specific about why you need it so you will get the right one.
