You may be in the process of buying your first home or thinking of doing so. A survey will be a part of the paperwork you will receive at the closing. Here are 10 things to know about this very important document.

  1. Property surveys are performed for a number of reasons.

  2. It identify and confirm already-established land boundaries.

  3. You may need your survey when making certain home renovations, or installing a fence.

  4. Buying a home in Texas require a survey to be performed.

  5. Lenders and title companies will require a copy of a survey before closing on your home.

  6. You may be able to use a previous survey instead of obtaining a brand-new one as long as no changes have been made to the property.

  7. A survey make it clear where your property line begins and end.

  8. The lender will order the survey.

  9. The cost of the survey will be a part of your closing cost.

  11. The one your lender order will most likely be the mortgage survey because it show the property boundaries for the entire property to be mortgaged.
